Z Modular procurement services start with a written scope

Supplier matching, quotation comparison, sample coordination, inspection coordination, consolidation and export coordination are separate services. We ask for destination, code path and design loads before sending a common inquiry to candidates.

The desk does not treat a relocatable building as exempt from the authority that will occupy it. Temporary classification and permanent modular construction are recorded as different approval routes, even when the steel cassette looks similar.

Service pillars you can scroll as a sequence

Read them left to right. Later pillars depend on the earlier freeze. Skipping the load basis and jumping to a packing drawing is how a module arrives that the crane or the permit cannot accept.

01 · Criteria

Design-basis freeze

Wind speed in m/s or mph, ground snow in kN/m2, seismic design category or PGA, importance and the foundation interface are locked. Example values such as 45 m/s or 1.5 kN/m2 are illustrations. They are replaced by the project map.

02 · Envelope

Panel and thermal choice

EPS, PIR and rock-wool sandwich panels are compared on U-value, weight, acoustic need and the fire strategy for the whole wall. A core test is filed beside the joint and door schedule, not instead of them. Thermal bridges at the floor cassette are drawn, not described as negligible.

03 · Factory

Initial-unit inspection

Jig settings, diagonal checks and weld or bolt records from the first module of a batch become the reference for the rest. Hot-rolled frames, when used, cite Q355 or S355. Cold-formed members cite coating mass, commonly Z275, plus repair of cut edges.

04 · Move

Packing and lift

A container loading plan states how many volumetric modules fit a 40HQ and which parts travel as a bolted knock-down. Lifting points are marked on the roof plan. The site crane radius is a site input, not a factory assumption.

05 · Site

Installation boundary

The method statement lists who sets modules, who torques bolts, who connects MEP and who owns the final fire stopping. Factory-fitted electrical, plumbing and HVAC stop at the interfaces drawn on the module end. Anything beyond that interface is a site package.

What a documented sourcing review covers

These are workflow counts, not production capacity or delivery guarantees. Supplier availability and certificates are verified against each live request.

1 Comparison matrix for supplier quotations.
3 Load categories requested: wind, snow and seismic.
2 Evidence gates: candidate screening and pre-shipment review.

Welded frames keep more stiffness inside the factory and consume more shipping volume. Bolted knock-down frames pack tighter and move the accuracy demand to site torque and shim records. The supplier comparison states which route is priced. Mixing them in one sentence is how variations start.

Galvanized light-gauge steel suits many portable envelopes in humid air, provided weld zones and cut ends are repaired. Painted carbon steel remains the usual route for larger portal-frame members when a colour and a maintenance cycle are specified. The coating system is a line on the design basis, with a corrosivity category, not a slogan.

Ask for the service boundary in writing

Tell the desk which of the five pillars you want priced. A combined lump sum without a freeze date is declined until the load sheet exists.
